
The
Terrace Hill II complex is a two-minute walk away from a shopping centre which offers you a supermarket, fast food take-aways,
launderette, restaurant, post boxes and petrol filling station.
All of our units are
on the second floor for added security and they have a large lounge/dining area with open plan kitchen and breakfast
bar. There is one full bathroom with a shower over the bath. Floors are carpeted throughout except for the kitchens and bathrooms which are
tiled. There are large built-in cupboards in the bedrooms and the passage.
Some units are DStv-ready, with dish and cabling installed.
Telkom lines and optical fibre data cable has been installed in the complex
and is available to the apartments. Telkom, DStv or cable routers,
decoders and installation or subscription costs
are not included and the tenant must contract directly with the
relevant service providers. Each unit has a
dedicated, covered parking bay for one car. We regret that no pets are allowed.
The Hillfox Power Centre, Makro and Hyperama shopping centres are two kilometres away, as
is Clearwater Shopping Centre (one of Africa's biggest and best shopping malls) with all the speciality and chain
stores, banks, restaurants and movie theatres you could wish for. The Constantia Office Park, Virgin Active Health
Centre, Protea Hotel and numerous restaurants are all just minutes away. You will be just eight minutes away from Cresta
Shopping Centre.
The
Terrace Hill II complex features a large swimming pool, fenced for safety, as well as two fenced children's playgrounds.
There is also a braai and picnic area. All of these facilities have neat, grassed lawns and the entire complex has
well-kept gardens.
Two primary schools are within walking distance and a high school is a few minutes' drive
away. There are two hospitals, a 24-hour casualty centre and a day clinic just minutes away. You will be a few
kilometres from either north- or southbound access onto the N1 Johannesburg western bypass freeway.
The complex is fully walled and topped with an electrified fence. The electric driveway
gates have 24-hour security guard service. We regret that no pets are allowed.
Location
The Terrace Hill II complex is located in Rolbal street, off Rugby Road, Weltevreden Park, Johannesburg
in a middle to upper income group suburb. There are neither industrial estates nor informal settlements anywhere in or
near this area. The GPS coordinates for the entrance are S26º 08.074 E27º 56.031.
Rental and Deposits
The monthly rental is R5500 (including the levy), payable in advance, and you will be required
to sign a one-year lease. Water, electricity and security bills will be for your account and will be approximately
R900
per month depending on consumption. Each unit in the complex is separately metered and you pay for your own usage
(no pre-paid meter).
Upon signing the lease you will be required to pay a deposit equal to one month's
rental, plus a utilities deposit of R1000 plus a key deposit of R500. The total deposit is therefore
R1000 + R500 + R5500 = R7000. All deposits are refundable in terms of the lease after the premises have been vacated. The first month's
rental is payable in advance. The total amount which is payable in cash prior to taking occupation is
R12,500.
Taking Occupation
Before taking occupation (receiving the keys) the following steps need to have been
completed:
- Application form completed in full
- Credit check completed and approved
- Lessee's last pay slip produced
- Copy of Lessee's last three bank account
statements (the account into which your salary is paid)
- Copy of Lessee's ID
- All deposits paid in full and on our bank account statement
